Gaythorne住宅小区整体规划可行性报告已经由澳洲最大的规划设计公司urbis完成初稿(中文版正在加紧翻译整理中)。
本初稿暂时提供两套设计思路,计4种开发方案:
- 14幢楼,656套公寓,建筑面积65577平方米。
- 14幢楼,551套公寓,建筑面积55065平方米。
- 16幢楼,708套公寓,建筑面积70809平方米。
- 16幢楼,539套公寓,建筑面积53923平方米。

物业简介
位于距布里斯班市区西北面约8公里的给索恩区(Gaythorne),占地面积近38900平方米,两面临街,临街长度分别达到105米和232米。
该地块地理位置优越,环境优美,周围有多个大型公园,步行往北5分钟即可到达Brookside大型购物中心,西边紧挨著名的Mt Maria私立中学,北边紧挨着Maylor College(神学院),距离米切尔顿公立中学也仅两公里。
该地块周围交通极为便利,邻街就是城市主干道之一的Samford Road,到米切尔顿火车站或给索恩火车站也只需步行5分钟,每15分钟就有一班城市火车(City Train, 相当于地铁) 经过通往市区。
开发潜力
根据目前市政府的规划,该地块为住宅用地,允许建高度为6层公寓楼,允许容积率为2.0,可建面积约为77800平方米,估计可建800套公寓。如果建独立别墅的话,预计可建60栋。
该项目所在的给索恩区是布里斯班市传统的白人住宅区,周边都是现有的公寓和别墅,是一个比较理想的开发用地。由于地块占地面积大,比较容易做中高端的总体规划,包括小高层公寓、独立别墅或者混合。
目前项目公司与著名的Urbis规划公司正在为该地块做整体开发规划设计方案。初步预计此地块将有超过77000平方米的总建筑面积(GFA),建筑高度为3到6个楼层,将可建造800个户型。

The Gaythrone property has a total land area of 3.88 hectares and is one of the last large infill sites in north-west Brisbane with superior location. It is situated near Samford Road in the Enoggera Industrial Park and is just 8km from the CBD. It is within five-minute walking distance to Brookside shopping centre and Gaythorne railway station, and is close to educational institutions such as Mt Maria College and Maylor College.
The property was purchased by the Prospect Road Development Pty Ltd, an associated entity with the Sunshine Investment in August 2015.
Development Potential
The company has engaged Urbis a reputable town planner firm to undertake a Master Plan for the massive development site and the management is actively marketing this development project in China. Preliminary application for approval for the Mast Plan will be submitted to the Brisbane City Council in the next few months. There will be a residential development in according with the council’s current plan.
Preliminary estimate of the development yield could be a total Gross Floor Area (GFA) in excess of 77,000 m2 with building heights range from 3 to 6 storeys, equivalent to approximately 800 units.
