The site is superbly located in South Brisbane which has been identified as one of Brisbane’s most rapidly growing suburbs. It is within walking distance to the CBD, Southbank Parklands, State Library, QPAC, museums and public transportations. It is also in close proximity to the Boundary Street Retail Precinct and the world famous Southbank retail hub.
Development Potential
The site provides 1,829 m2 (90m length x 20m width) of floor area ideal for future construction project of 12 storeys. As several neighbouring sites have received DA for higher densities, an impact assessable application to Council may result in higher building height being approved.
There are numerous opportunities that the land may be developed into:
1) A landmark apartment building;
2) Develop in stages with 2 separate residential buildings;
3) An A-Grade office building; and
4) A mixed use building, i.e. residential, commercial, hotel and/or student accommodation.
We are currently in the process of negotiations with a reputable local developer on the joint initiative for the site. The preliminary development proposal could accommodate for 130 keys of purpose built serviced apartments on Cordelia Street and 65 units of boutique residential apartments on Manning Street.
